Chuyển biến giá cả căn hộ tại TP.HCM theo cú " Hit" hạ tầng

Khảo sát của VnExpress, có 2 nhóm dự án căn hộ chung cư tại TP HCM đang tăng giá với tốc độ khá nhanh trong 4 tháng đầu năm. Thứ nhất là các dự án mới đang chào bán trên thị trường đợt sau tăng 5-10% so với đợt trước. Thứ hai là các chung cư đã đi vào hoạt động vài năm, có biên độ tăng giá 15-20%. Nguyên nhân của đợt leo thang này được cho là do hạ tầng phát triển mạnh mẽ và cơn sốt đất đã tác động nhiều đến chi phí đầu vào của dự án (chủ yếu là chi phí cho quỹ đất lớn dần).

Một trong những dự án đang xây dựng tăng giá mạnh đầu năm nay là căn hộ trên Đảo Kim Cương, quận 2. Theo bảng giá nhân viên môi giới dự án này cung cấp cho khách hàng cuối tháng 4/2017, block mới nhất Madives được chào bán giá khởi điểm 2.500 USD mỗi m2 đã bao gồm thuế giá trị gia tăng (VAT), tương đương trên 56 triệu đồng mỗi m2. Mức giá này cao hơn rất nhiều so với ngưỡng 2,2 tỷ đồng một căn 55 m2, một phòng ngủ của đợt mở bán trước (vị chi 40 triệu đồng mỗi m2).

Nguyên nhân dự án này xuất hiện mức giá chào bán tăng đột biến (30%), được đội ngũ bán hàng giải thích là do tầm nhìn (view) của căn hộ đẹp, vị trí đẳng cấp. Ngoài ra, thông tin dự án đường ven sông từ khu dân cư Thạnh Mỹ Lợi đến Mai Chí Thọ, trong đó có một cây cầu bắc qua Đảo Kim Cương càng khiến cho chủ đầu tư dự án tự tin áp mặt bằng giá mới cao hơn.


Một dự án liên tục "cháy hàng" tại quận 9 trong 4 tháng đầu năm là Him Lam Phú An cũng rục rịch tăng giá. Các căn hộ 2 phòng ngủ, thuộc block A dự án này được chào bán đợt đầu 1,6 tỷ đồng một căn. Đến đợt mở bán block D, loại căn hộ 2 phòng ngủ có giá thấp nhất 1,75 tỷ đồng, riêng các tầng 6,7,8,9 trở lên view và hướng đẹp có giá trên dưới 1,9 tỷ đồng. Dự kiến block cuối cùng chủ đầu tư tiếp tục tăng giá do nguồn hàng khan hiếm dần và tiến độ xây dựng đã lên đến các tầng cao ở phần thân tòa nhà.

Nhân viên kinh doanh dự án giải thích với khách hàng, các căn hộ tương lai hứa hẹn sẽ kết nối giao thông tốt nhờ hàng loạt thông tin hạ tầng tích cực của khu Bắc - Nam Rạch Chiếc. Thứ nhất là tuyến metro số một Bến Thành - Suối Tiên. Thứ hai là hạng mục cầu vượt qua đường Mai Chí Thọ. Thứ ba là hầm chui 2 chiều kết nối đường cao tốc TP HCM - Long Thành - Dầu Giây với đường Mai Chí Thọ theo hướng đi về hầm vượt sông Sài Gòn và ngược lại.

Trong khi đó, điển hình của nhóm căn hộ đã bàn giao bất ngờ tăng giá là dự án Era Town, quận 7, tọa lạc trên đường 15B nối dài với Nguyễn Lương Bằng. Trước đó, năm 2016, giá căn hộ 85m2 hoàn thiện cơ bản của dự án này phổ biến trên thị trường thứ cấp ở mức 1,6 tỷ đồng một căn, tốc độ tăng giá khá chậm. Thế nhưng đầu năm 2017, các căn hộ loại này được mua đi bán lại 2 tỷ đồng một căn và không còn hàng để bán. Mức giá này đã tăng 20-25% so với cùng kỳ năm ngoái. Những căn hộ diện tích nhỏ hơn thuộc dự án này cũng có tỷ lệ tăng giá 15% trong vòng 12 tháng qua.

Nguyên nhân tăng giá của Era Town được cho là nhờ cú hích hạ tầng. Theo đó, hạ tầng nội khu: công viên bờ sông được thi công đúng tiến độ. Còn hạ tầng ngoại khu là đường 15B nối dài với đường Nguyễn Lương Bằng dẫn về dự án này đã kịp hoàn thiện đầu năm 2017, càng khiến cho giá căn hộ leo thang nhanh.

Căn hộ La Astoria 1 nằm trên đường Nguyễn Duy Trinh, quận 2 được chào bán trên thị trường từ năm 2015 nhưng hiện nay cũng ghi nhận có biến động mạnh về giá do hạ tầng khu Đông TP HCM không ngừng hoàn thiện. Giai đoạn một dự án này được chủ đầu tư tung ra 17 triệu đồng một m2. Cuối năm 2016 can ho the pegasuite 2 được giao dịch ở ngưỡng 20-22 triệu đồng khi đến gần thời hạn giao nhà. Trao đổi với VnExpress, Tổng giám đốc Công ty Tư vấn đầu tư Nam Phát, Nguyễn Mạc Hoài Nam cho biết, có nhiều nguyên nhân khiến căn hộ tại TP HCM tăng giá, trong đó hạ tầng đóng vai trò là đòn bẩy quan trọng nhất. "Thực tế đã chứng minh biến đổi hạ tầng theo chiều hướng càng tích cực sẽ tạo cú hích càng mạnh mẽ đối với giá trị căn hộ vì yếu tố này làm thay đổi gần như toàn diện bộ mặt của dự án", ông nói.

Chuyên gia này nhận xét, khu Đông và Nam nói riêng và toàn TP HCM nói chung đang có sự biến chuyển hạ tầng ngoạn mục so với cách đây 10 năm. Hàng loạt các tuyến đường vành đai, xuyên tâm đô thị, đại lộ mới, cầu đường, cao tốc, metro... lần lượt được công bố và triển khai rầm rộ trong vòng 3-5 năm qua đã ít nhiều phát huy tác dụng kích giá đất và công trình trên đất tăng cao.

Các dự án căn hộ tăng giá phần lớn xuất phát từ tổng hòa các chuỗi giá trị: vị trí, hạ tầng giao thông, hạ tầng xã hội, tiến độ xây dựng và bàn giao, chất lượng sản phẩm, thiết kế, nội thất, thương hiệu - uy tín chủ đầu tư... Trong đó, tốc độ tăng giá do hạ tầng nhanh nhất, tỷ lệ tăng cũng cao hơn so với các hệ giá trị còn lại. Tuy nhiên, tương tác tăng giá theo hạ tầng của căn hộ chung cư cũng phụ thuộc vào xuất phát điểm của mặt bằng giá cũ nằm ở mức thấp hay cao, chứ không có một khuôn mẫu nhất định. Thậm chí, sức ảnh hưởng của hạ tầng cũng có thể bị giảm dần theo thời gian do quá tải hoặc bão hòa hay mặt bằng giá mới đã thiết lập quá cao.

Ông Nam cho biết thêm, có hai hình thức tăng giá do yếu tố hạ tầng mà khách hàng cần phân biệt. Thứ nhất là tăng giá trên thị trường sơ cấp, ngay từ khi chủ đầu tư mở bán sản phẩm đã tính điểm cộng hạ tầng vào giá thành dự án. Thứ hai là tăng giá trên thị trường thứ cấp, là sự đo lường giá trị căn hộ trong quá trình vận hành đưa vào sử dụng, giao dịch trên thị trường tự do giữa các khách hàng thứ cấp với nhau. Phân biệt được 2 hình thức tăng giá này giúp khách hàng tính toán sơ bộ được tiềm năng của dự án, tránh những kỳ vọng quá lớn hoặc kỳ vọng phi thực tế nhằm hạn chế rủi ro trong quá trình đầu tư
